What is real estate crowdlending?
It is a model in which several people lend small amounts to finance projects linked to real estate: new construction, renovation, acquisition or refinancing. The borrower returns the capital with interest under agreed conditions.
Unlike buying a property or a stake in a company, here you do not acquire ownership or shares: you lend money for a defined period. The debt is often backed by real collateral, such as a mortgage on the property itself.
Real estate crowdlending coexists with other options: equity crowdfunding (participation in the company), direct purchase, listed funds and traditional banking. Each has its own logic, timelines and risks.

Diversification
It allows small amounts to be spread across different projects, terms and locations. Diversification does not remove risk, but it changes how risk is distributed.
Risks
There are risks of default, delays, drops in property value and limited liquidity. Knowing this is not a barrier — it prevents surprises.
Transparency
Serious projects publish appraisal, LTV, payment calendars, guarantees and stress scenarios. Without that information, comparison is difficult.
Timelines
Capital tends to be locked until maturity. Even when secondary markets exist, they do not always guarantee an immediate exit.
How it works

Each platform has its own process, but most share a similar logic.

Project origination
A developer or owner requests financing for a specific real estate operation, with a defined purpose, term and guarantees.

Analysis and appraisal
Documentation, feasibility, property value and the borrower's profile are reviewed. The result is summarized in a project fact sheet.

Publication and funding
The project is published on an authorized platform, and those who wish to lend contribute small amounts until the target is met.

Execution
Once the contract is signed, the capital is transferred and the agreed repayment period begins for the borrower.

Repayment and closing
The borrower returns capital and interest according to the schedule. If something fails, the foreseen recovery mechanisms apply.

Each category has its own rhythm, typical risks and type of guarantees.
Single-family homes
Houses built for family residential use. They usually finance new construction, full renovation or acquisition with a guarantee on the property itself.
